The Leasehold Advice Centre provides specialist, fee-based support for flat owners seeking to exercise their leasehold rights, including lease extensions, freehold purchase and Right to Manage claims.

For over 14 years, we have helped leaseholders navigate complex statutory procedures with clarity and confidence. We do not simply tell clients what to do and leave them to manage the process alone. Instead, we provide a practical, hands-on service designed to help ensure each stage is handled correctly.

Leasehold claims can fail if the legal procedure is not followed properly, particularly where notices are incorrectly prepared or served. In many cases, leaseholders may still be responsible for costs even where a claim does not proceed. That is why we believe these matters should be handled carefully by experienced professionals who specialise in leasehold legislation.

Right to Manage gives qualifying leaseholders the legal right to take control of their building’s management without buying the freehold or proving fault by the landlord or managing agent. Through an RTM company, leaseholders can make decisions about key management functions such as repairs, maintenance, services, service charges and building insurance. The Leasehold Advice Centre can guide you through the process, from forming the RTM company to preparing and serving the required notices, helping you take control of your building with confidence.

Extend your lease, protect the value of your flat and reduce your ground rent to a peppercorn. A statutory lease extension can add 90 years to your existing lease term and reduce ground rent to effectively nil, making it particularly valuable for leaseholders with short leases, high ground rent or problematic rent review clauses. We can help arrange an independent valuation, prepare and serve the formal notice of claim, liaise with your landlord and assist with absent landlord cases or vesting order applications where required.

Collective enfranchisement gives qualifying leaseholders the right to join together to buy the freehold of their building. Where the legal criteria are met, at least 50% of the qualifying leaseholders can participate in a claim to compel the landlord to sell the freehold. This can give flat owners greater control over the building, including future management, maintenance, insurance and long-term decision-making. We can guide you through the process, including arranging a specialist valuation, preparing and serving the formal notice of claim, assisting with absent landlord searches and supporting vesting order applications or Crown consent where required.
